Mortgage Rates Today: What Buyers in Macomb & Oakland County Should Really Know

One thing is important to say clearly and honestly: the ultra-low mortgage rates we saw in 2020 and 2021 were the result of a once-in-a-generation global event. It’s very unlikely we will ever see rates that low again.

That doesn’t mean today’s market is a bad one.

By historical standards, current mortgage rates are actually very reasonable. For decades, buyers purchased homes at higher rates than we see today — and still built equity, stability, and long-term wealth.

The bigger risk for many buyers isn’t the rate itself — it’s waiting too long while home prices continue to rise, especially in high-demand areas like Rochester Hills, Shelby Twp, Macomb Twp, and Clinton Twp.

Many buyers wait for rates to drop, but if home prices increase during that time, a slightly lower rate later doesn’t always offset paying more for the home itself. Buying sooner often means:
